Legal, Boundary and Lease Plans

Met Geo Environmental Ltd has for many years offered advice, survey and plan production relating to Land Registry plans, deed plans and boundary disputes. We have also provided Gross Internal Area (GIA’s) and Net Internal Area assessments (NIA’s) in connection with leases for industrial and commercial property. This type of work has expanded recently with the implementation of the Land Registration Act 2002 where most leases must be registered with the Land Registry, facilitating the need for correctly scaled and detailed plans as part of the registration package.

Here in the UK we do not operate a cadastral land system where land parcels are clearly marked on the ground and pon plans marked up with a line around the boundary, which if scaled can sometimes be 5m thick,  no wonder so many boundary disputes occur.

With our mapping and measuring skills we are able to analyse plans and deeds, visit site and look for evidence of current or former boundaries, measure features and compare to deed or title plans. We can liaise between disputing neighbours and offer logical impartial advice even setting out boundaries for agreement and providing new plans for Land Registry. If necessary we can prepare reports and plans for solicitors or act as Experts on behalf of the Court in boundary dispute cases.

To provide clients with plans and floor areas for new leases, Met Geo Environmental Ltd work to and in accordance with the latest Royal Institution of Chartered Surveyors (RICS) Code of Measuring Practice. Plans will be produced, tailored to any specific client requirement, presented with a report and relevant calculations for the Gross and/or Net Internal Areas. The surveys can be enhanced to include colour coding, asset tagging and attributing plus service details such as lighting grids.
